Lettings Fees What Will It Cost?

  1. Accompanied Viewings are carried out FREE OF CHARGE.
  2. Should you wish to proceed with an application to rent a property through us, Non-Refundable Tenancy Application Fees and a Holding Deposit are payable as follows:
    • Holding Deposit:
      • To take the property off the market £200.00
    • Application Fees (to include conducting tenant checks and credit references; and drawing up a tenancy agreement) for a:
      • £190.00 Inc VAT (£158.33 plus vat) per single tenancy
      • £300.00 Inc VAT (£250.00 plus vat) for a joint tenancy
      • £448.00 Inc VAT (£373.33 plus vat) for a triple tenancy
      • £495.00 Inc VAT (£420.83 plus vat) for a quadruple tenancy
  3. We do not charge any additional fees, legal fees or contract fees.
  4. If the landlord requests an inventory the tenant will be required to pay a check-out fee to the inventory company. Check-out fees vary on the size of the property. The Landlord is responsible for the check In and inventory costs.

  5. If a Pet is allowed, the landlord may request an additional Pet Deposit to cover the added risk of property damage, which usually equates to an additional 50% of the agreed rent amount.
  6. A Tenancy Deposit of 6 weeks rent is payable in cleared funds prior to the Tenancy start date.
  7. An initial Rental amount (usually the 1st month) is payable in cleared funds prior to the Tenancy start date.
  8. Residential Applicants will be liable for an Administration fee should you wish to continue your Tenancy Agreement at the end of the 1st Tenancy period, to go towards the cost of setting up the new agreements. Our current Fees start from £75 plus VAT (£90.00 including vat).
  9. Full Management Fees (Management fees include finding a prospective tenant, carrying out credit checks, supplying the tenancy agreements and all necessary paperwork, collection of rent, quarterly spot checks and dealing with any maintenance issues.) Our full management fees are 12% plus VAT, this is calculated as follows: the monthly rent is multiplied by 12 months, this gives you your yearly rent, and this is then charged at 12% plus VAT (please note VAT is chargeable at 20%). If you decide to renew your agreement your fee will be reduced by 1% plus VAT from our initial fee.
  10. Introducing a Tenant (Introduction fees include finding a prospective tenant, carrying out credit checks, supplying the tenancy agreements and all necessary paperwork.) Our Introduction fees are 8% plus VAT, this is calculated as follows: the monthly rent is multiplied by 12 months, this gives you your yearly rent, and this is then charged at 8% plus VAT (Please note VAT is chargeable at 20%). If you decide to renew your agreement your fee will be reduced by 1% plus VAT from our initial fee.
  11. Please note Sherwoods Independent Estate Agents Ltd do charge extra fees to the Landlord for the following, depending on what service is provided, these are specified below:
    • Arrangement of Energy Performance Certificate £85.00 including vat (£70.83 excluding vat)
    • Any changes made to Sherwoods Independent Estate Agents Ltd tenancy agreement £25.00 including vat (£20.83 excluding vat)
    • Fee to provide a copy of your tenancy agreement from archive filing £25.00 including vat (£20.83 excluding vat)
    • Arrangement of a Landlords Gas Safe Certificate – contractors invoice plus £20.00 including vat (£16.67 excluding vat)
    • Fee for setting up Rent Guarantee and Legal Protection insurance via Rentguard - £20.00 including vat (£16.67 excluding vat)
    • Tenancy deposit dispute resolution, arranging for the submission of and responding to a tenancy deposit dispute with the DPS £75.00 including vat (£62.50 excluding vat)
    • Arranging and signing of a tenancy deposit statutory declaration for the DPS £75.00 including vat (£62.50 excluding vat)
    • Additional visits or spot checks made to the property on request of the landlord £40.00 including vat (£33.33 excluding vat)
    • Shopping fee for purchases on behalf of the landlord £40.00 including vat (£33.33 excluding vat)
    • Project management on behalf of the landlord for any major works exceeding £500.00 plus vat (£600.00 including vat) – 12% of the contractor’s invoice including vat
    • Key cutting will be charged at the contractor’s invoice plus £10.00 including vat (£8.33 excluding vat)
    • Fee for arranging the check in, check out and inventory £30.00 including vat (£25.00 excluding vat)
    • Prehistoric accounts recovery £70.00 including vat (£58.33 excluding vat)
    • If a carbon monoxide detector is not present fee of £30.00 including vat (£25.00 excluding vat) will be charged plus the contractor’s invoice.
  12. Sherwoods Independent Estate Agents Ltd do charge extra fees to the tenant for the following, services:
    • Any alterations made to Sherwoods Independent Estate Agents Ltd tenancy agreement after the original has been signed £25.00 including vat (£20.83 plus vat)
    • File recovery/copy of your tenancy agreement from archive filing £25.00 including vat (£20.83 plus vat)
    • Key cutting will be charged at the contractor’s invoice plus £10.00 including vat (£8.33 plus vat)
    • To provide a landlord’s reference after the tenancy has commenced the fee will be £25.00 including vat (£20.83 plus vat) per applicant.
