How We Help Landlords

Sherwoods offer a tailor made service to suit the individual needs of each landlord, with competitive fee structures designed for the first time landlord and those with a portfolio of properties. We have an excellent reputation locally, with a focus on extremely high standards and personal service.

There is much to consider and prepare before you and your property are ready to find a tenant. We can guide you through all the regulations, tenant referencing, obtaining permissions to let, tenancy agreements and more.

Landlords are required by law to provide an Energy Performance Certificate (EPC) for all rented property with new tenants and it is best practice not to market your property until this has been ordered. The EPC gives prospective tenants information on the energy efficiency and carbon emissions of a property.

It is a legal requirement that the gas supply and any appliances provided by the landlord are checked annually by a GAS SAFE registered gas installer and a Landlords Gas Safety Certificate is issued. Your tenant cannot move in until this has been provided.

We also recommend that you ensure the electrical supply and all electrical appliances are safe and tested by a qualified electrician.

All upholstered furniture and soft furnishings provided by the landlord of a rented residential property must comply with the Fire and Furnishings (Fire) (Safety) Regulations 1988. It is also advisable to install at least one battery operated smoke alarm on each floor of your property if a mains operated alarm cannot be fitted.

We offer two main services, Introduction Only and Full Management with our lettings manager overseeing the transaction and the property management personally.

We maintain a high level of registered applicants seeking rental property, including corporate and relocation clients.
